Had the home inspection done on the new place last Monday.
Furnace wasn't turning on (supposedly a tripped GFCI outlet), the water tested low in pH at 5.97, tested high in Radon at 10,300, the air tested high in Radon at 8.6, the septic tank needed to be cleaned out/pumped and one of the garage doors wouldn't auto-close (one of the "eyes" at the bottom of the doors wasn't lined up, seems broken off)

So, Monday I'm having a water company come over to evaluate the property for Radon water & air mitigation, and water neutralization for the pH.

Supposedly the furnace is already back on.

The seller is gonna shit when they hear how much money I'm gonna be asking for, off the selling price of the house, to pay for all the crap that the house needs.

Finally go around to installing a TV in the master bedroom. Did a 55" TV with Polk audio soundbar and wireless sub, Samsung blu-ray player (wifi w/ netflix) and a wireless dish receiver. Tried to do a pretty clean install. I ran all the wires down through the curtains.

Filled up my garage with my in-laws household shit...

They're closing on their new house today so hopefully it will only be a week or so before I can reclaim my garage.

About to have a full evaluation done for Radon water & air mitigation at the new house, along with water neutralization due to the low/acidic pH level.

That's in about an hour.

Then the real fun part will be when I ask the seller for so many thousands of dollars off the selling price so I can have it done after the sale and we can still close in 2 weeks.

Replaced some faucets. Simple stuff, but I hate plumbing. Our downstairs 1/2 bath since one of the kids managed to break a plastic piece on the cold side lever; needed doing anyway as I am removing all brass fittings and replacing with oiled bronze & this was the last part in there that was brass. Then did the kitchen (I hate replacing that one the most). Old faucet valve cartridge was starting to fail & leak--and I know if I put it off any more it would bust on Christmas, just like the one it had replaced.

Also put together the boys' bunk bed. What a PITA; thought it would take a couple of hours & ended up taking all afternoon.

Next weekend is finally hanging the TV on the wall & running hidden wires.

Stained my homemade coffee table this weekend. It turned out great! The red isn't as red in person as it is in the photo. Some spots I will go back and sand down and restain it to make it a bit darker but overall I think it came out great.

I also got around to cleaning out the garage, organizing the attic, cleaned gutters and rooftop and put up my Christmas lights! Productive weekend!

Found out it's gonna cost $7200 to have the water and air radon treatment systems and the water neutralizer system installed in the new house.
Already forwarded the quote to the realtor to send to the seller

After hearing some "complaints" on Thanksgiving about not having any place for drinks around the dice table, I ordered/installed 8 of these flip down cup holders (3/side & 1/end). I was originally going to fabricate something out of wood, but I only had a week before our holiday party and these seemed like a great option. And with this table being a simple homemade set-up I put together a couple years ago, I was not worried about any potential "wood" damage.

Finally got the new fridge in. And reused old kitchen cabinets and fridge in shed. I just threw them on wall not worried about plumb or level. Cant wait to stock the fridge with some cold ones

When we built the house in 2000, we cheaped out and had single pane windows put in the garage. For 14 years the goddamn things iced up and leaked water down the garage wall. Finally had the guys who originally did the siding come out and replace them with dual pane insulated windows. Very happy!

All the pieces keep falling into place on the house/property I want to buy.

Yesterday the seller said my latest offer was acceptable but he had another buyer ahead of me. He felt they won't get their financing but they have until the end of the month to close.

Today I met with my private financial backer. We went over the details and I finally got a firm verbal commitment from him (prior to today he was willing but reserved). We agreed on the loan amount, collateral and terms.

Texted my defense attorney asking for a referral for a real estate atty to draw up the sales contract as well as my loan contract with my money guy. My atty said he would be happy to handle it for me, I'll see him next week and get the paperwork ready.

My goal is to be ready once the seller contacts me after the other deal falls through. I want to be ready to close within a week once I get the go ahead. It's like herding cats but I seem to be getting them all heading in the right direction.

You guys may laugh or think I'm crazy but here's a couple pics of the house. It's only 800 square feet and I think I can have it looking pretty sharp with about $25-30K investment and some sweat equity. It will be perfect for me and the location/property is the main reason I want it. Just over 1 acre a block outside city limits (unincorporated, no city taxes or regulations). Plenty of room to build my garage/workshop/barn. Almost no neighbors and it's on the edge of a very upscale, affluent area. My neighbor 2 doors down has an $800K estate/horse farm and all the other neighbors except 1 are $250K-350K properties or more. Two newer gated subdivisions are 2-3 blocks down the street.

Just found out the seller agreed to the final terms so we're in !!

A week from today I'll be an official home owner in NH :D
