Now tomorrow I need to tackle cleaning the bathroom grout, and figure out why the hose bib is leaking like a faucet when the water is off... it's coming right out of the shutoff wheel.

Is it a frost free spigot? If so buy a rebuild kit from lowes, HD, or Menards. The washers are probably trashed. Those leaks make for a big water bill or a rough time for a well pump.

The previous home owners had the main water shutoff, turned off which leads me to belive that they knew there was an issue. I took off the wheel and shoved electrical tape in there just to keep minimal leaking while I washed my truck tonight. I'm not sure what a frost free spigot is? I normally turned my front and rear hose lines off during the winter.

Frost-free spigot reaches into the house through the wall, shuts off the water inside the house so the cold weather doesn't affect it (as much). They're available in various lengths.

Here's what the gaskets. looks like. Looks to me both of them need to be replaced - top one is getting raggedy and bottom one has a fold in it.

That is a frost free spigot that is worn. Bring that with you, different manufactures have slight variances. New spigots are $20 and up the rebuild, I think runs $3-$8 and no soldering.

Home Depot had a valve repair kit, and the front rubber seal helped but I went online and found the proper rebuild kit for the PRIER unit I have. Should see it beginning of next week.

Yeah purchased a few. They arrived this morning, fixed the garage one first and presto it's perfect. Thanks again for the help guys.

No problem. If you have cold winters, I would still recommend shutting it off inside in the winter.

I shut mine off inside, then drain the outside and shut it off there too

still cleaning up. Gonna pick up some wood to put over the rafters in the attic above the garage to get all of the storage stuff up there.

What are y'all doing for shelves/wall storage?

I have some snap together metal shelves, wall cabinets hung, ceiling racks, some rubbermaid shelving units, some commercial shelving units. I acquired a bigger safe so I even use my old one in the garage for storage. All of mine were free even the safe, so it is nothing uniform.

Nothing is uniform in my workshop either.

I have some industrial racking from my old job (Fastenal), some lighter duty metal shelving units that I found on craigslist for dirt cheap, an old cd stand that I use for spray paints, and a couple of wire shelving units similar to what ksack posted, but not as tall. There's some wooden shelving on the wall for my tool kits, etc.

Gotta figure if you want everything matching and uniform or cheap storage space. I'd keep an eye out of craigslist or letgo for people getting rid of the shelves, etc.

Installed a keypad deadbolt on our front door the other day. Enjoying it so far, might have to get one for the garage entrance door as well.

Cleaned up the garage. put some c rap in the sttulic (had to get 2x8's to span the rafters for some storage. still have stuff to do/boxes to trash and some furniture to donate.


I also cut the grass. Tried to figure out the edger and kept losing string in the trimmer.

I had to have lost 5 lbs in sweat.


On a sidenote, I will probably get an electrician to install some more outlets in the garage.

speaking of outlets, who the he'll designed these damned tamper-resistent outlets? I don't have kids, give me the easy outlets back. I promise I won't stick a fork in the outlet.
