A team effort between my lovely wife and I, the backyard "highways" are done, giving us full access around the house, to the oil and propane fillers, to the generator, the deck, the catio, and the compost bin. Every box is checked. :)

Thankfully we haven't had to do this yet. But looks to be coming within the next few days.

Had the HVAC worked on. We have a 3 zone system and zones 1 & 2 were overheating -- got up to 76 degrees and climbing. When we installed the new system in 2018 we had to replace the dampers for 1 & 2. The only one that was properly installed and working was for zone 3. Of course, now zone 3 damper failed and has to be replaced.

So $480 for parts and labor to fix it so that when zone 3 calls for heat it doesn't overheat 1 & 2 because the dampers default to open when the thermostat is satisfied. With zone 3 failure it closes and the heat has to go somewhere. I've been up in the attic to release zone 3 a couple of times while waiting for the parts.

    Finally finished the deck railing.
I had one side of the stairs left to do, and today I finished it up.

So nice to finally have it FINISHED !! :)

And yes, that's the cats' "catio" next to it, their own little palace they hang out in.

New garage lights! 4 ft. LED work lights from Harbor Freight. Previously there were two light sockets and a 1960's fluorescent fixture on the front wall. To say it's better is an understatement...

Is that an I-beam by your hood? I'd have a trolley and hoist on that sucker.

Lol no kidding! Between all of the concrete dust (concrete ceiling) and the cobwebs I hadn't seen before, I had a ton of cleaning to do!

That has crossed my mind to substitute a cherry picker engine hoist, though I'm not sure about which way to attack it. It seems if the trolley goes left to right on the I-beam it would make pulling the engine difficult. I guess you'd have to roll the car back as the engine moved up? I've also seen an I-beam added going front to back, but then it seems like if the car isn't perfectly centered on the hoist you'd have problems too.

In any event, that's a long way off. Still need to replace my transmission box work bench :hahano:

Got our new construction home last April. Been doing a lot of stuff to it, too much to show with pictures including swapping all of the faucet fixtures from chrome to flat black and champagne bronze. Also didn’t want them to install pulls on all the cabinets around the house. Got a cabinet jig and I added champagne bronze pulls/knobs to all of the cabinets around the house.

    powder room upgrades
    - added pieces of primed pine to the walls, replaced the oval mirror to a modern squared mirror, changed a recessed light to pendant, painted two tone from flat white. Still going to build a floating shelf with a vessel sink sitting on top to replace the pedestal sink that came in it.

    Kitchen island -
Added the same primed pine to the flat White Island along with paint. Also added three pendant lights above the island.

    mudroom -
Added primed pine border, made some floating shelves out of plywood, painted the walls, cut/stained some wood and added some hanging hooks, also a few pictures and a seat cushion above the cabinets that were there when we moved in.

    master bedroom -
Was going to build a wooden barn door leading into our bathroom, but the wife wanted a more modern door. Ended up buying and installing this glass door from Lowe’s. Still have a wall feature/paint left to do on our accent wall soon to finish the look of our bedroom.
