Any electricians in the house? My insurance agent informed me that the Sylvania breaker box is a no-go for many of their insurers. I got a quote for about 2+ times my current policy, although my current policy is cheap as hell. Looking for a ballpark idea of what I can expect to pay to have it swapped out. There is also a second panel in the garage that I'm not sure what it's for. Perhaps somebody installed it to run a welder or other big equipment at one time? Maybe one of these is for the well pump?

if theres a way to shut the main off, the panel isnt overly hard to replace. as far as the plumbing goes, it doesnt sound like anything major. mostly seals and gaskets

Yes, it was a relief finding the leak in the toilet because both toilets are getting replaced regardless. Sorry but I don't crap on public toilets and I'm not crapping on some toilet that's been in an empty, foreclosed house for years. New house, new toilets. Them's the rules. I'm just glad it wasn't a leak in the wall or something.

What amperage is the service?

I can't speak for Florida, but in Texas when you replace the service panel, you have to bring the whole house up to the current code in enforcement at the time. I know for sure that means AFCI (Arc Fault Circuit Interrupters) breakers in all bedrooms and GFCI in Kitchen/bathroom/garage. AFCI are not cheap. Most new homes here are also installing 200+ Amp services as well. You might have to upgrade the service drop as well. Good luck, copper is expensive...

I'm not sure on the amps for the house service, will look next time I'm by there. And I'm not sure about codes but I had the panel in my current house replaced about 3-4 years ago by my neighbor the licensed, insured electrician. I guess I'll ask him about what's required.

No, I'm definitely avoiding all that hassle. I will make it safe and if the insurance company wants a new panel then I'll swap the panel but I'm not getting into code inspectors and all that bullshit.

I appreciate the offer, but in what way? It's pretty much all hands on stuff I believe. I spoke with my electrician neighbor earlier tonight and he's coming over to look at the new place with me tomorrow after work. He will be able to advise me on the panel and any other electrical issues he may find.

I know how to set up panels and find codes for your area. My father is a general contractor and i grew up in that life. I just prefer turning wrenches so thats what i do for a living. But since you have it covered, i wont be needed.

Figured I would update this although technically nothing has really changed. Closing is still on track for 2 weeks from today. A week ago my next door neighbor (renter) expressed an interest in buying my house. Yesterday he spoke with me and was quite a bit more urgent about it. Seems his landlord is actively trying to sell the house and he's having issues with the management company basically trying to bully him around, calling him and coming by on weekends and evenings trying to show the house. His lease was up in January so he's month to month and he and his wife are already in the process of pre qualifying for a mortgage. Staying local is very important to him because of his work plus his son's school and neighborhood friends.

I went ahead and walked him through the house and he's ready to get in contact with my Realtor to begin trying to nail this down. I haven't even listed the house yet. If this works out then he may be pushing me out a lot quicker than I planned in order to buy my house and get moved in.

I thought the mortgage was handled but now my finance guy keeps emailing me with more requests for documentation. I've had to provide vehicle titles, occupational license, business insurance, blood sample, DNA sample and birth certificate (just kidding on the last three but expecting them to request those tomorrow). I hope like hell everything pans out because I'm definitely ready to get the hell out of here.

Trying to establish a budget for getting moved into the new place. There's tons of stuff to do but not tons of money with which to do it. I would like to keep my initial expenditures to about $15K or less to get moved in. Unfortunately I keep getting hit with more items needing dollars. Just off the top of my head I have the following-
Master bathroom revamp (I must do this to move in) $3K+
Drywall repairs and paint the entire interior- $1500
Revamp the well and install water filtration system- $1000 (buddy does wells)
Replace main electrical panel, main (exterior) breaker box and 65' of new wire from main breaker to the interior panel- $2000
Replace kitchen $1500 (already have used cabinets and used appliances ready to go in)
Replace all interior doors and door jambs- $1500 (can be done later)
Replace all exterior door knobs/locks and install garage door opener/repair door- $500
Rescreen pool enclosure ???
Replace fence along rear property line to keep the strays out of my back yard- $1250

It all adds up quickly and you know there's dozens of additional $100-200 trips to Home Depot that you can't even quantify. The shit just adds up quick! I'm beginning to feel a bit overwhelmed.

Thanks Keith, I'm in good shape on that topic. One of my best friend's dad has owned a well drilling business for the last 20+ years and he grew up doing that stuff, so I'm covered on all things water related. He's going to hook me up with my entire water treatment system. Hopefully the septic tank will still work after sitting dormant for over a year. If not, he can help me with that as well.

Fucking hell. I just found out that the house across the street is a migrant rental house. My Realtor just wants to appease me because he doesn't want anything to stop the deal from closing next week. I'm fucking pissed and dismayed. Probably not a lot I can do about it at this point but it still bothers me. The whole point of me moving was to get away from shitty renters and illegals but there's no escaping them.
