They accepted my original offer! Looks like the house will be mine. Realtor says closing should be in about 45 days.

Thanks guys! It may not be a castle like what some of the guys on here are buying but for me it's huge. The next 45 days are going to be torture since I can't do anything on the house until after closing. However I can work on getting this house buttoned up in preparation of moving out and selling it.

I just got back from going over and taking another walk through the place (the garage door isn't locked) and I'm still not sure how I'm going to do it but I will just have to take it one step at a time. Looking forward to the adventure!

Its funny I have been following this since the first house and the up and feel like Im right there with you with the up and down rollercoaster.
Its great to see it finally worked out and looks like you got a great place.
Hopefully I can follow and buy my first next year.

Congrats, does this original offer acceptance mean you will not have to sell you car?

I will still need to get rid of the car payment one way or another in order to qualify for the mortgage. Whether or not I keep the car depends on what arrangements I can make to lose the car payment (on paper).

Thanks again guys. I'm already on Craigslist shopping for stuff for the new house. :crazy:

Nice Brian! Congrats on finally getting a house. Crazy how its going to take 45 days to close on it.

When you noticed that the house had a new ac unit, did it make buying the house easier? The reason I ask is that I am pondering on replacing my 2 units(Goodman, bottom of the barrel units, 13 years old, have always been loud as hell) with 2 newer, better seared units. I am not sure how long I am going to be in this house and wanted to know if 2 new ac units are something that help sell the house. I know it may not up the value, but did the new ac unit make your decision easier on buying the house?

Shaggy, I think it did affect the price but the last two houses didn't have any AC unit at all so with this house it was something I wouldn't need to spend money on.

I'm in a similar situation with my current house and the busted up driveway. I'm considering tearing it up and pouring a new driveway in order to increase the visual appeal and hopefully get a better price for the house. If you have an inside track and can get the AC done cheap then go for it, you probably won't lose money on it. I can get my driveway redone for about $1500 and that can easily be made up in the selling price.
