All the Texans brag on Texas but they pay for a lot of shit that I don't have to here in Florida. We have tourists to do the heavy lifting on taxes.

That's how we fund our schools. It's not that bad though depending on where you live and there's lots of ways to get exemptions. We do have to pay property taxes though, and we don't have to deal with tourists. In fact, I think it's still legal to shoot Yankees here.

I like downtown Fort Worth. Good food at the Bird Cafe and lots of good beer at the Flying Saucer. The square (name?) is neat too

The Silver Fox in Ft Worth has amazing food. I love that place.

Keep your head up Brian, eventually the right place will come along. LOL it only took me 5 years to ask my parents for some of their land. If i would have known they were going to say yes i would have done it sooner.

Don't want to jinx it but I found a property today. 4.5 wooded acres about a mile away from the last house I didn't get, for $175K. The lot is 1290' deep and 158' wide at the street. The owner is willing to finance. It has a house on it but the house is not salvageable and it needs to go away, but since there is an existing house I can demo it and replace it without paying $30K in impact fees. My house mover guy has a house I can have moved to the property and set on a new foundation for about $36K. The county will allow subdividing it into 1/2 acre lots or larger. I can have a nice spread at the back of the lot and subdivide a few lots up front to sell or rent to pay for it all. I have no idea if I can pull it off but if I do it will be 10x better than either of the other two houses I bid on.

I've contacted the listing agent and will wait for her to get back with me after she speaks with the owner. It all depends on if the owner wants to work with me or not. The last bidder was a developer who wanted to put 56 townhomes on the property but the county wouldn't approve it. The owners want to see it kept wooded and lower density according to the agent (as do I).

This place is so far out of my range it's not even funny. But being able to buy 4.5 acres for the price of a 1-2 acre property and with seller financing on top of it is just too good to be true. I should be able to sell off two lots up front and pay for most of the property, leaving me the most desirable parcel in the back with a very small loan balance.

Today I'm dropping off an earnest money deposit and the seller's attorney will draw up the contract. I'll bring my camera and get pictures of the house I'm going to move to the lot as well.

My house mover guy told me last night that opportunity never knocks while you're standing ready by the door. It's usually while you're sitting on the crapper.

Here's the house I would put on the lot. 25 years ago there was a local builder called Jim Walters Homes that would build these kit homes on your lot. This house is a display model where his sales center used to be located. It was up on stilts so buyers could see underneath it. The house has never been lived in and is almost complete except for the kitchen. I tried getting pictures of the inside but the windows are filthy and the flash reflected off the glass, making the pictures unusable.
