My first inclination is to make an easement down one side, probably the left (north) side. There's plenty of room so no need to squeeze every square inch out of the lots. I can leave 30'-40' down the side so the trees along the fence line don't need to come down and still have tons of room for a couple huge lots up front. In rough numbers I can sub divide out a couple 125'x350' lots which is about an acre each and still leave myself a 158'x590' homestead in the back. That's about 2 acres plus the driveway easement. I'd prefer leaving a wooded buffer along the side property lines.

My house mover buddy suggested doing a T lot with my driveway down the middle but that would make the other two lots only 70' deep at the most. Neither lot would have any back yard at all. The only advantage to that would be making it easier to get the house into the back of the property.

I walked it this morning and it's thick as hell in the back 600'. I will need to kill a lot of trees.

I just found it yesterday morning and made an offer on it today. Hopefully we can work out a sale if the seller is willing to carry the note.

I would like to get to speak with the seller, it's difficult negotiating through a third party (their broker) when the broker wants firm absolute hard numbers on what I'm offering and I'm willing to be flexible based on the seller's desires. I just don't want the broker hammering me into a detailed and inflexible hard offer and then the seller rejects it. I keep asking "What do they want to offer as far as terms?" and the broker keeps saying "Write down exactly what you're offering so we can present it." The broker more than once has said "That won't work" and "Well, we can't do that" instead of telling me what will work. It's a husband and wife team and I'm about to ask to only deal with the husband because the wife is difficult.

Seeing as how the house is currently on stilts, it makes a really nice four bay carport underneath (which could easily be closed in), he suggested putting the house back up on stilts at the new location and that would give me my garage at no additional cost. And to add to that, I could also easily add a lean-to on the far side with shingle roof and siding to match the house and have an enclosed spot for the bucket truck with entire deal looking like a normal two story house.

Today another buddy of mine took me over to see a house in his neighborhood built by the same builder and put up on stilts over 20 years ago. They have the bottom closed in nicely with two garage doors at one end and it looks really sharp. You would never guess it was a kit home.

But.....

I'd think long term if I were you. Are you going to be able to climb the stairs 20 years from now? Your line of work has it's way of taking a toll on the body. Just running this by you in case you hadn't thought of it.
