I just spoke with my Realtor and he's pulled out all the stops to convince me to close. He said we could just call my mortgage broker and have the mortgage get denied but then I would be out of the market for 2 months. And at this point I'd rather live in a motel room than stay here for two more months. Worst case scenario I end up selling it after a year but I should net a pretty decent profit at that point (assuming my labor is free). It will get me out of my current house and if the neighbor situation becomes an issue I'll deal with it at that point.

That's a good idea. The only other thing I would suggest is going by at night time on the weekend, etc. Maybe you already have though.

If you want out, any decent lawyer can find a reason. My lawyer told me that he could nix any deal on any house we wanted to get out of if we needed him to.

My agent told me the same thing a month and a half ago when I was still in the process of bidding on the property. But at this point he wants his paycheck and would drag my lifeless carcass to the table and physically hold the pen in my hand to get through the closing if he had to.

Today I got my electrician hired to handle swapping out the inside and outside breaker panels. He's a referral from a friend, his price was exactly half of what my neighbor quoted me.

I can't wait to get the fuck out of this neighborhood.

I'm following my agent's advice and not touching it until after I close on the new place. Looks like they have some work to do on getting qualified also, so I gave them my mortgage broker's number. I will gladly give them first whack at buying it but I will not hesitate to list the house regardless as soon as I've moved most of my stuff out.

Coming down to the wire and I keep thinking of stuff I will need before moving in. With the huge windows across the front of the house I will need blinds at a minimum even if I don't replace the windows right away. So today I grabbed measurements for blinds and began shopping on Craigslist. Looks like with a little patience I should be able to score some nice 2" wide wood tone blinds for about half retail, or $35-50 each.

I also dragged the water hose out into the yard and turned on the water to flush out the well and tank. It's been sitting for a while so I need to wash out the sediment before taking samples to see what kind of filtration system I need. I'll leave the water running for a day while Fannie Mae is still paying the electric bill.

I also discovered there was no AC filter in the brand new AC system that they installed several months ago. So I picked up a 3 pack of filters and put one in. Looks like I may need to investigate getting the ductwork and coils cleaned to deal with the mold as well as get the new system back up to peak efficiency.

My finance guy just got back with me and filled me in on what he's been doing. The issue was the $30K gift (loan) I got from my friend and deposited in my bank account a couple months ago. We couldn't document the source of the funds so he was trying to work the deal without showing that bank account. That wouldn't work because I used that bank account to pay my deposit when I submitted my bid. As of the 20th that deposit will be 60 days old and won't need documentation any more. So on the 21st we can pull 60 days of account history and the $30K will be 'pre-existing'. Then we can use it without documentation and should be able to close by the 30th.

Picked up some nice wooden blinds last night off Craigslist. High dollar stuff that will look really nice in the living room and kitchen. Here's a couple of the Craigslist pictures.

Those are some damn nice blinds, skwerl. And you got them for a steal.

Were you able to dig up the ad? I got three sets of 36" blinds and one 54" blind for $175. I can use two of the 36" blinds for the front living room window and the third 36" blind for the kitchen window. The 54" blind can either be trimmed down to fit a 52" window or face mounted on the wall. I would need to do some customizing on the valence to finish it off but no big deal.

No but I remembered you posting about finding them for around 35$ each, iirc. It's crazy that you got such nice blinds for that.

More shopping today. I bought a couple more area rugs and a fold down attic access ladder (the existing one is broken). Then I went to pick up a 6 month old garage door opener for $50 but when I got there I noticed they had simply cut all the wires off so there was no wiring at all. I'm not rewiring the thing from scratch so I passed on that deal.

I did end up buying a cheap ceiling fan and dining room light fixture to replace the ones in my house. I want to take my current ones with me and needed something cheap to throw up in the current house. I also got a couple of black exterior lights to mount on either side of the garage door.

I need to get in the new place quick. I'm running out of room to stack all this shit I'm buying. Two more weeks!
