Congrats! Being a single buyer without the benefit of two incomes I'm a bit tighter on qualifying. I have $60K of available unsecured credit on credit cards and can't use a dime of it until after closing. They are also giving me shit about not having enough income to pay two mortgages (no shit) but refuse to consider I will either sell or rent my house within 30 days of moving. I have an 824 FICO and $40K down, what more do they want?

And yes, new toilets are a requirement no matter what.

It's a PITA. Kind of went thru the same when I got my house. Had the credit, available funds, and income to qualify easily but couldn't touch any of my available credit and got questions about EVERY deposit in my account(s) within 6 months that were over $400. Considering the amount of car parts I buy and sell that was challenging at times lol.

When I refinanced my house last month I literally almost lost the deal over a friggin escrow refund from November of last year. Long story short my lender double paid for the taxes and mailed me a check to deposit into my account and 'replenish' my escrow account. I did so as directed however when I went to refinance it showed a random $1800 deposit and I lost all documentation to it. Luckily my bank had a copy of the check and all was good but with the way they were busting my balls over it I was ready to tell them to forget about it.

Almost every deposit I make is over $400. If they want full documentation on every job I've done for the last 6 months then I'm never getting a mortgage.

It was nerve racking. My gf also pays me cash every month to help out with bills. So i had to write a detailed letter explaining those monthly deposits too.

I guess they do that to make sure someone isnt "loaning" you money to buy the house. Whatever it was it made life unpleasant having my entire financial situation on strict lockdown til closing.

All this mess is the result of the Feds desire to get the unqualified into mortgages they couldn't afford because certain segments of the population were "under-represented" when it came to home ownership.

The government called it the Community Reinvestment Act...

Do you pay off your fuel expenses each month? If so and they aren't over thousands of dollars, you'll be fine. The mortgage broker was just being safe. Although I guess if your debt to income ratio is real close to being acceptable I could see him not wanting to chance it.

Main thing is just don't open any accounts, don't get even close to credit limits, especially if it was real low to begin with. Keep invoices, etc for all your jobs.

Moving into my house today! Closed last night and made some great progress. Installed shower doors and mirror and medicine cabinet last night.

Moving into my house today! Closed last night and made some great progress. Installed shower doors and mirror and medicine cabinet last night.

Congratulations! That's a great feeling.

If you don't mind me asking, where did you get that mirror? My wife and I are looking to do mirrors that are sort of similar in our house. We decided to just stick with our builder's standard mirrors, faucets, and light fixtures, and just buy and install our own. We didn't like any of their offerings, and they wanted to charge us a 150% mark up to do any "custom" installations.



As far as our house goes, my wife walked through it with our new superintendent. It sounds like he is more pissed about the things that need fixed than we are. He even pointed out a number of things that we hadn't noticed before that need fixed. All in all, I think some shit is finally going to start to get done. Hopefully we'll still be able to keep our March 31st closing date.

Thanks! It definitely is! And it is from the Moen Banbury collection from Home Depot. Lowes caries a similar product with a different name. It was $65 I believe. Only took 20 min or so to put up as well.

It is a Sterling Finesse with Lake Mist glass. It is made by Kholer and is definitely high quality. Install sucks but it was worth it. It took us about 2 hours to put it in.

We finally got tired of drinking tap water so we went and bought a Primo bottom feed water system. Now i dont have to lug cases of water into the house.

Told you that's what usually makes all of a world's difference. I got stuck with a crappy super but ended up getting a new one before our house even got started because he forgot our appointment. :crazy:
