Once you expose the wall down to the foundation, you might try painting it with a waterproof membrane. I'm not sure if something like RedGard will work in an exterior application but it might be worth looking into.

The exterior on half of the duplex is wooden boards, vertically laid. 2 pieces with a gap thats covered by a 3rd piece and just continues<quick google shows its called Board on Board siding>

It all needs repaint, or torn down and replaced, parts of garage probably need new wood behind it because of age/shoddy construction etc.

The rear door had NO insulation around its framing, the top was left open to the outside and pulling the trim around the door could actually see light and stick your finger outside through the gap.

Got up early this morning and hung a couple more cabinets. Good thing I'm not in a hurry to get this finished!

Today I framed in my dividing wall between my shop and garage, then hung the door. I was originally going to use this door as my front door but it's slightly oversize and would need to be cut down by a half inch to fit. So I'll use it for my shop and buy something else for the front door.

I used 24" spacing instead of 18" spacing because I have a bunch of 24" insulation that I want to use up.

What typically determines the spacing? Since it's just a separating wall in the garage is the code different? I had only ever heard 16" on center. Just asking out of ignorance, not questioning your choice.

I'm not sure, Ryan. But since it's not a load bearing wall, not in the living space and not going to be inspected I'm good with it.

Today I bought drywall so I got that hung with lots of insulation sandwiched in there. Leaving the one fill piece out next to the door because I want to run a couple light switches and an outlet in that space. Here's pics from inside and out.

More drywall work today, reframing the 'new' bathroom and air compressor room. Got the doorway framed in and first coat of drywall mud on what I've done already. I also hung some florescent lights in the shop so I can see. Need to pick up a couple more fixtures from Home Depot for the garage side. The existing lights suck.

I'm also going to look at finding some sort of light, cheap paneling in 4x8 sheets to cover the garage ceiling. Most of the popcorn has fallen along with about half the drywall tape and the drywall is sagging in a few spots. I'm thinking of just covering it up instead of fixing all that ceiling drywall. Life is too short for all that work.

Took the door off the hinges, painted the door and door jamb, rehung the door with the correct color hinges and hardware, got first coat of paint on the wall.

Still no luck getting my electrician buddy over so I will have to tackle it myself so I can finish the wall. Tomorrow I'll pick up electrical supplies, a 24" door, more drywall, more caulk, 4 more ceiling light fixtures and enough door trim to go around several doors in the garage and throughout the house.

Nice Brian. Can I ask why you decided separate your shop from your garage? I like the idea, just curious.

Mostly because it's air conditioned. Also it gives me two extra walls for shelves and storage. Thinking towards resale it could even be remodeled as a separate bedroom for an older child, possibly even a mother in law suite. But for me it's going to be my shop/ tool room.

I still have all my Mustang signs to hang, possibly even my old license tag collection as well.

I spent a boatload of dollars today even though I wasn't planning on it. Been working a lot the past week and today I was making collections and doing a little shopping. I picked up a new kitchen faucet to match my oil rubbed bronze fixtures, some more shop lights, a ceiling fan for the shop, a Makita 18v cordless circular saw and a DeWalt table saw. I was planning on buying a less expensive table saw but this one will cut 24.5" wide so I can rip a full sheet of plywood in half.

Worked on the garage today, mostly hanging new lights, removing the old lights and rewiring a bunch of mess in the attic. Every time I work on an electric circuit up there I have to pretty much start from scratch by putting all the connections in boxes and securing the wires instead of having them laying loose with wire nuts laying on the insulation. Also, my garage ceiling is falling down because of a couple years of exposure to moisture. My plan is to just get it secure then go over it with pine 1x6 tongue and groove. The planks are cheap and sturdy and they look decent. I'll trim around the edges with 1x4 rough sawn cedar boards as my crown molding, painted dark brown to match the rest of my trim.

Helped bail a friend out of jail today. His marriage of over 30 years is falling apart and his wife had him arrested yesterday morning on a domestic violence charge. So I've had to switch gears sort of and start cleaning up one of my spare bedrooms. I already had most of the drywall work done so today I ripped up the carpet and tack strip, removed the rusty closet doors and track, pulled the baseboards and threw a coat of paint on the walls. Tonight or tomorrow I'll put down the laminate floor, I think I have everything I need. My buddy can sleep on the couch tonight.

Marriage is tough, I have been married for 26 years and it isn't a walk in the park. Wife got pissed at me today cause twice I left her while she dilly dallied, I can't stand being late.

We didn't get the laminate floor down but I pulled out an 8x10 area rug out of the garage that I was planning on using in the living room. Put that down on the floor for now and got a bed and dresser set up for Don. Also addressed a few minor details in the bathroom so everything is fully functional and he doesn't have to shower in my bathroom. So far everything is going as well as can be expected. Sucks seeing a buddy suffer like that.
