Thanks again, guys. The more I think about it the happier I am with the new house. I paid $150K and it needs about $20K of work to make it livable and decent. My current place is worth $125K simply because it's a 3/2 in Seminole county and it's actually in decent shape. So for $45K I'm getting triple the home. I'm going from a 7500' lot in the middle of a subdivision to a 20K' lot with easements on 3 sides. I'm going from a 3/2 with a single car garage to a 4/2 with a 700' garage and swimming pool. While sitting naked in my swimming pool tonight there wasn't another person within 150' of me. In my old house sitting in my office I have 5 other houses all within 125', not counting the houses across the street.

My new mortgage payment is about $45 more than my current mortgage payment.

Just over 24 hours since I bought the house. I started my demo in the master bedroom and bathroom. The paint on the walls in the bedrooms is coming off in big sheets so I'm scraping it off rather than trying to skim over it. Lots of water damage in the bathrooms so I'm gutting both of them and addressing all the plumbing before moving in. And it's easier to replace the moldy drywall now than trying to patch over it and seal it up. It won't cost any more to rip out 2 more feet of drywall and get all the mold rather than trying to minimize how much I cut out.

I also got the pool pump operating properly. The big filter at the pump was shot, I replaced that. Found out from the pool guy that I have a new pump and the chlorinator device at the pump works perfectly. I bought some 3-in-1 chlorine tablets and loaded it up. Now the water is circulating properly I can vacuum it tomorrow. I don't care about the stains as long as it's clean enough to swim in.

Here's my progress so far with the bathrooms and master bedroom. I also have one other bedroom mostly scraped.

Yup, just finished moving in before grabbing a bite for dinner.

No, seriously. This afternoon I went over with a hammer, pry bar and 4" putty knife and began stripping down the walls for drywall repairs. In a couple of the bedrooms the paint is semi gloss and is peeling off in big sheets, separating from the drywall easily. I don't want it to peel off later so I'm just scraping off all the old paint with the 4" putty knife. I also removed about 7-8 doors and door frames as well as all the baseboard in the master bedroom. My drywall guy is in the middle of a big project so right now all I can do is try to get everything ready for him this weekend.

By Monday I should have the bathroom and kitchen gutted for him as well as prepping the 4 bedrooms. Every interior door jamb is cracked and broken so all the interior doors will be replaced with pre-hung doors. I also have entry doors to replace the front, back and kitchen entry doors.

I also need to replace the attic access ladder before the electrician comes next week. Pics to come tomorrow, it's too dark now.

A little more work today but I'm slowing down a bit. I got the pool brushed and vacuumed, tore down the wooden doggy divider running between the back porch and pool deck, and worked some more on both bathrooms. Cut out a bit more drywall and trimmed the edges in order to match up the new pieces. Finished ripping out the tub in the master bath and decided I may just leave the tile floor because it doesn't want to come up and it looks half decent. Added a couple studs and secured a couple more loose ones.

I have discovered the last owner thought he was some sort of electrician. Several wall switches are in terrible locations (behind the door, halfway into the room, etc) and about half of the electrical outlets in the house don't work. I have a power sensor that looks like a marker pen and lights up when you place it near a live circuit. On many outlets it lights up when you place it in the right side of the plug and in the ground hole, but not the left side. I'm going to wait until my electrician shows up to do the breaker panels and get his opinion on what to do.

Today's pics of the bathrooms and the hallway showing all the missing door frames except the front bathroom door. I left that for privacy in case somebody needs to use the bathroom but the toilet isn't hooked up anyway. I'll pull that one tomorrow.

Time to begin configuring the shower setup. Right now I'm looking at two options, a full width glass setup and another setup with a half wall with glass above, and a glass door. The full glass setup is new in the box and about 40% off retail price at $500. The other setup is used at $360 but I would also need to build and tile the half wall.

My inclination is to go with the full glass setup because it is new but on the other hand the half wall might be nice to separate the shower from the toilet.

I personally like the half wall one. Depending on the arrangement, I can see a potential for a bench (For those that like to shave in the shower or ever have an injury).

But "New" always wins in my book. No previous damage or missing parts that way...

Half wall with the bench. You won't use it very often, but women would appreciate it and you will too after mowing the grass and being in the yard all day it will be nice to just sit on.

And it's useful for... other things.
