Trying to get a mortgage and the fucking underwriters want something new everyday

And it only gets worse. Take this opportunity to scan every legal document you own and put it all in a Dropbox/Cloud account. It will make your life much easier if you talk to multiple lenders. If you're a Costco member, I highly recommend First Choice Loan Services through them. We talked to 6 different lenders and they were far and above the easiest to work with and have a great online system for signing documents and uploading them.

Let me know if you need a recommendation. The company I used was pretty easy to work with and kept on top of things. They do most of my company's relocation stuff so I'm sure they'll do their best.




Well, I was trying to fight it but I guess I'm going to have to buy a riding lawnmower.

Any recommendations that wont break the bank. Thinking of a John Deere D105 since it's the cheapest or something by Craftsman. ZTR are a little bit out of my reach at this time.

They are saying since my father in-law owns(50% his/ 50% another guy) the company I work for and that I haven't been there two years then my income can't count. And since we haven't sold our current house my wife's income isn't sufficient enough for two mortgages. Which is all fine and dandy but they've been working on it for a while now and they are just now coming up with this and we are 3 weeks from closing

Sometimes they simply do not want your business and make shit up in order to disqualify you. I went through a mortgage broker (it cost me nothing) and he was able to shop several different companies. He actually ran me through two different companies because one of them started crying about needing to verify my tax records from the IRS and the IRS wasn't responding (it was early April). The other company took my tax records straight from Turbo Tax and accepted that as accurate.

I would stay away from the JD 105 and similar models offered at HD/Lowe's. Those are not the same as the JD machines sold at a JD dealer and are generally a licensed version of another cheaper mower. My recommendation is to either go for a JD from the dealer (I got mine for 12 months 0% financing) or just get something cheap on Craigslist that doesn't have a Briggs and Stratton motor. If you have trees on your property just cough up the cash for a ZTR. I don't have a TON of trees, but enough where I now wish I had the ZTR and will probably trade for one once this one is paid off.

My wife and I had a similar scenario. She's a college professor but not on faculty and a PhD student, so her employment goes from semester to semester even though she's had steady employment for 4 years. I freelanced for two years and just started a "normal" job in November. Our lender bent over backwards to put everything together to get us approved. The math and money was all there, but they're serious about the employment history shit. I would recommend laying out the cash for a good ZTR, they do make a difference with any type of landscaping that needs to be mowed around.

I've used Hustler ZTR's for just over 30 years and can attest to their build quality and performance. Go with a FasTrak residential at a minimum. My previous models had either Honda or Yamaha engines. Looks like present models have Kawasaki engines.

Like anything else, you do get what you pay for.....

Everyone's situation is different. A new garbage rider from Sears or Home Depot will cost $1200-1500 and in 10 years will be worth maybe $100. I went looking on Craigslist and found an older ZTR for $1400. It is a regional brand that was bought out by Gravely in 2007, but the mower sold for $8000+ new. The deck has a couple rust holes that I patched, I replaced the seat and had some electrical work done on it. I spent a total of about $1800 and have a mower I can use for 10 years then sell for what I have in it. It's already depreciated.

It's a 54" ZTR with a 25hp Kawasaki. The hydraulics are in great shape, both wheels pull strong and it pulls straight. Blade spindle bearings are smooth and tight with no slop or wobble. The worst part is that the deck fills up with crap when you mow so you have to spend 5 minutes blowing it out every time you use it.

I bought a new JD Z225 from Lowe's about 6-7 years ago. IIRC it was 0% for 12 mo at the time. I have a 1.18 acre lot FWIW.

Thanks for all the feedback. How's the Z 225 pacettr? I've been reading up on it and most people like it.

I've been very pleased. I take it to the JD dealer every year to have regular maintenance performed and blades sharpened.

Picked the last tomatoes and zucchini of the season. Finished picking the last apples. I'll strip the garden and till her up this coming week.

Ordered new counter tops, sink, and faucet for the kitchen. Not quite as expensive as I was afraid it would be, and it keeps my wife happy (although she did point out that it wasn't as much as 2 blown engines in the Mustang). The faucet is one that you touch and it turns on and off. It will be 4 to 6 weeks before the granite arrives.

Installed two new ceiling fans in the bar and master bed room.

68 inches, 3 speeds, reversible, with a remote. We plan on replacing the rest of the ceiling fans in the house with the 60 and 56 inch varieties. Those ones will all need light kits; but we installed these in our old house, so no worries there.

Sprinklers blown out for the season.

Lucky sprinklers... ;)

It's nice here we don't have to do anything except remove the crossover pipe to winterize the sprinkler system....

I need to close my pool though... something new for me to learn...

They are the Home Depot in-house brand. You can order them online as well. I think they range from $199-$229 for the various sizes. They have angled/curved blades and move a surprising amount of air even at low speed. They have several different finishes as well.

I LOVE the way they look.
